Why move to the Marche? An overview for foreigners

The Marche is one of the most versatile regions in Italy, easily able to meet the desires of those who are in love with the Italian way of life. Much of the territory is immersed in hills and valleys, especially on the western side, while on the eastern side, along the Adriatic coast, nearly 200 km of coastline stretch out. The variety of landscapes makes it almost impossible not to find a property that suits your tastes, whether it’s a house immersed in the green countryside, a villa by the sea, or even an elegant city penthouse. If you’re considering a move to the Marche, you’ll discover a wide range of options that perfectly match your lifestyle.

If you’re tired of the chaos of large cities like Milan, Naples, or Bologna, in the Marche you will find a much quieter atmosphere. It is not a densely populated region, and if you’re seeking a more peaceful life, away from the urban frenzy, the Marche could be the ideal choice for you. Here, you can live “at a human scale,” enjoying beauty and tranquility without sacrificing quality of life.

What are property prices like in the Marche?

Despite the beauty of the landscapes and the territorial richness, the average property prices in the Marche are significantly lower compared to many other Italian regions. The region is not very densely populated, leading to lower demand, especially when many people are moving to larger cities for better job opportunities. This factor makes the region particularly attractive for those looking for a home or apartment at more affordable prices.

The Marche is a relatively small region, with only two cities surpassing 100,000 inhabitants: Ancona, the regional capital, and Pesaro. The third most populous city, Fano, has fewer than 60,000 inhabitants. This characteristic, combined with the region’s rich historical and cultural heritage (museums, art, medieval villages), gives the Marche a unique and relaxing atmosphere.

The average price of apartments in the Marche is around €1,645 ($1,700) per square meter, with few variations across the territory. For comparison, this is about 40% less than Liguria, one of the most expensive regions in Italy.

For those with no particular preferences, it’s useful to know that about half of the towns in the Marche have an average apartment price ranging from €1,465 per m² to €1,825 per m² ($1,880). The most sought-after and therefore most expensive area is the province of Ascoli Piceno, with an average price of €1,930 ($1990) per m². On the other hand, the provinces of Fermo and Macerata are the most affordable, with average prices of €1,400 per m².

Suppose you’re interested in renting a property. In that case, the updated data from December 2024 shows that the provinces of Macerata, Fermo, and Ascoli Piceno have the highest rental prices, with demand ranging from €8.7 to €9.3 ($9.6) per m². Ancona and Fermo have an average price of €7.7 ($7.9) per m².

Perfect for country lovers

The Marche is a true paradise for those who love the countryside. Here, you can enjoy fine wine from numerous vineyards, vast valleys, grazing livestock, and the tranquility that prevails. If you’re a fan of country houses, you’ll find large farmhouses, whether to renovate or already restored, with ample outdoor space where you can enjoy life in the open air. The hustle and bustle of urban life is non-existent here: you can finally live at a slower pace and truly enjoy every moment.

Much of the rural areas of the Marche are located on the western side, bordering Umbria, or in the heart of the region. If you love medieval style, you might fall in love with well-preserved historic villages such as Sarnano, Montecassiano, Jesi, or Corinaldo, which boast magnificent historic centers and are far from being abandoned.

San Severino Marche (Macerata) countryside

If you prefer to be closer to the sea, you might choose locations like Offagna, Numana, or Gabicce Monte. These villages allow you to enjoy the beauty of the Marche coastline, such as the renowned Numana beach, without being caught in the traffic and crowds of the most touristy spots.

For those who choose to move here, the Marche represents an ideal choice for anyone who loves living in the countryside. In these areas, it will not be difficult to find a property with breathtaking views, where nature becomes an integral part of daily life. Here, you can truly enjoy life in the open air, far from the bustle of urban life.
